Job Title: Senior Quantity Surveyor - Apartment Project (North West England)

Our client is a leading construction contracter renowned for their expertise in managing and delivering high-quality building projects across the UK and are now looking for a new Senior Quantity Surveyor. With a strong reputation for excellence and innovation, they specialise in a wide range of developments, including commercial, residential, and mixed-use projects. They are currently seeking a highly skilled Senior Quantity Surveyor to join their team on a permanent basis, focusing on an exciting apartment project in the North West of England.

Position Overview:

We are looking for an experienced and meticulous Senior Quantity Surveyor to oversee the financial and contractual aspects of a significant apartment project in the North West. This permanent role is ideal for a professional with extensive experience in the construction industry, particularly in residential developments and cost management. The Senior Quantity Surveyor will play a crucial role in ensuring the project’s financial success and contractual compliance, supporting its delivery on time and within budget.

Key Responsibilities:

Cost Management:

Prepare, monitor, and manage the project budget to control costs and ensure value for money throughout the apartment project.

Conduct comprehensive cost analysis and provide accurate financial forecasts and reports, ensuring all costs align with the project’s financial plan.

Contract Administration:

Administer and manage construction contracts, including handling variations, claims, and final accounts for the apartment project.

Ensure all contractual obligations are met and resolve disputes efficiently, maintaining a smooth project progression.

Tendering and Procurement:

Lead the preparation and evaluation of tender documents, including bills of quantities and schedules of rates specific to the apartment project.

Oversee the procurement process, from supplier selection to contract award, ensuring adherence to procurement policies and project requirements.

Valuations and Payments:

Perform regular valuations of work in progress and prepare interim and final payment certificates for subcontractors and suppliers involved in the apartment project.

Approve payments to ensure timely and accurate settlement of accounts, maintaining financial control.

Financial Reporting:

Provide detailed financial reports and cost/value reconciliations to project managers and senior management.

Maintain accurate and up-to-date records of all financial transactions and project costs for the apartment project.

Risk Management:

Identify and manage financial risks and opportunities associated with the apartment project.

Develop and implement strategies to mitigate risks and enhance project profitability.

Stakeholder Liaison:

Build and maintain strong relationships with clients, subcontractors, suppliers, and project teams.

Serve as the primary point of contact for all commercial matters related to the apartment project.

Qualifications and Experience:

Proven experience as a Senior Quantity Surveyor in the construction industry, with a focus on residential and apartment projects.

Comprehensive understanding of construction contracts, procurement processes, and cost management practices.

Proficiency in quantity surveying software and tools, such as CostX, Bluebeam, or equivalent.

Strong analytical, numerical, and problem-solving abilities.

Solid understanding of construction methods, materials, and industry standards relevant to apartment developments.

RICS (Royal Institution of Chartered Surveyors) qualification or equivalent is highly desirable.

Full, clean driving licence and willingness to travel to project sites across the North West of England.
