Job Title: Service & Maintenance Engineer

Job Purpose

Responsibilities are associated with servicing and maintaining BMS contracts of varying sizes and types, as well as provide end-user tuition. A strong understanding of mechanical and electrical services, HVAC systems and applications, Control Panels, Building Management Systems and discrete controls is a necessity. Working closely with the Service Manager and / or Service Support Engineer, you will provide the customer a fully maintained system on time and within budget.

Reports To: Service Manager

Main Tasks and Responsibilities

To provide support to the Service & Maintenance Department and business in the following areas:

Servicing

Panel modifications are completed to company standards.

Service replacement components are installed to manufacturer’s instructions and fully tested/integrated within existing systems.

Maintenance

Complete inspection of controls enclosure and report any findings (Door interlocked isolator operates correctly, signs of water damage/rust, when last tested to IEE Regulations)

Ensure terminations for plant and control items are sound and secure.

Safety interlocks to all plant are fully operational (i.e. boilers will not fire without pumps being enabled; pumps will not run if 2-port valves are closed etc).

Inspect panel components for damage (cables overheating, relays burned, etc)

Ensure running currents/voltages detailed on motor rating plates are not being exceeded and panel/installed wiring, overloads and fuses/mcbs remain suitable for the installation.

Integration

Ensure the Building Management Systems design is suited to the actual plant installed (i.e. boilers respond to demand or set-point control).

Ensure communication to 3rd party devices where required via BACnet, Modbus, M-Bus and/or KNX via Trend/Siemens/Synapsys products.

Software Commissioning

Review plant operation under automatic control to clarify it meets design specifications/descriptions of operation and report any shortcomings.

Frost protection routines protect mechanical installations.

Exercise routines operate to prevent plant failure at times that don’t influence building occupation.

Ensure GMT/BST changeover routines are included.

Ensure software interlocks operate correctly (i.e. fans/pumps run on at the end of occupancy to dissipate heat).

Alarming is set to notify end users

Leadership

Be solely responsible for liaising on site with customers regarding intended works, there progress and whether they have any existing operational problems. Ensuring a ‘zero defects’ delivery is provided.

Be responsible in ensuring service and maintenance programme requirements for individual clients are fulfilled.

Ensure sites are cleared of equipment and materials/products prior to completion.

Training and Development

Liaise with Site Management Team to gain any relevant ‘Permits to Work’.

Carry out acceptance testing, demonstrations, witnessing and customer training were applicable

General Administration & Ad hoc duties

Reports/setting sheets are produced to meet legal requirements. As manufacturers of equipment, AES Control Systems need to supply details of the operating state within Operation and Maintenance Manuals.

Front End Supervisor modifications to accurately reflect the controls installed.

Ensure tasks are accurately recorded on timesheets. Provide progress updates to project/departmental managers by e-mail/telephone. Ensure any issues are recorded and communicated to project/departmental managers by e-mail/telephone. Ensure any post-service and maintenance defects are recorded on Engineer’s report sheets (including part numbers of any replacements required), and issued to project/departmental managers.

Business Support

Ensure Health and Safety procedures and standards are followed on site. Ensure all Health and Safety documentation is filed, maintained and updated.

Person Specification:

Essential

Interpret Mechanical and Electrical HVAC installations to enable plant to run under DDC/BMS control.

Electrically qualified to 16th/17th Edition Regulations.

Minimum of 5 years experience of commissioning Building Management Systems.

A good understanding of HVAC applications of controls.

Fluent with Trend or Siemens Management Systems enabling the writing and commissioning of controller/network software.

Desirable

Fluent with Microsoft Excel and Word.

Minimum of 2 years experience of integration products and protocol exchange software such as

BACnet, Modbus, M-Bus and KNX.

ECS CSCS/PASMA/IPAF/First Aid accreditation.
